LANDLORDS TERMS & CONDITIONS FOR SIGNING UP WITH FERNWOOD:

TENANT CREDIT CHECKS:
Upon signing up with Fernwood we do not charge any tenant admin or application fees – tenants only pay £40 per adult for their own Credit Checks and referencing searches. There is no fee for children under 18 years old. Please feel free to contact us should you wish to discuss this.
INTRODUCE A LANDLORD OFFER:
If you introduce a new landlord to Fernwood Property Management we will reward you with £40 of “Love2Shop” gift vouchers as a thank you. Alternatively if you are already signed up with Fernwood, you can opt to have £40 deducted from your next bill. If you choose the gift voucher you will receive it after the new landlord has received 3 full months of service from Fernwood. Gift vouchers will be sent to you by Signed for Recorded Delivery. Your landlord friend will also receive our 9% Management Fee rate plus a free landlord gas safety check (please see these terms and conditions listed below with regards to the free gas safety check.)
TERMS & CONDITIONS OF LANDLORD INTRODUCTORY OFFER OF FREE GAS SAFETY CHECK:
1x free Landlords Gas Safety Inspection includes properties with up to 3 domestic natural gas / LPG appliances. Additional appliances will be charged at £25 per appliance. Offer does not include properties that contain domestic warm air heaters, AGA’s and does not include oil or solid fuel burning appliances / stoves. Offer only applies to landlords that have signed up to the full management package for 12 months. It is a legal requirement for rented properties to have an up to date Landlord Gas Safety Certificate to be renewed annually. The free Gas Safety Inspection will be carried out immediately prior to any tenant moving into the property. If the property already has an up to date certificate then the inspection will be carried out when the existing one runs out. The offer is for a Gas Safe registered engineer (who is employed or a contractor of Fernwood Property Management) to carry out an inspection to confirm all gas appliances within the property are safe to use. The offer does not include any remedial works required to make an appliance safe to use. Should the engineer find an unsafe appliance within the property then the landlord will be immediately notified and any further works with be quoted for. Should the landlord decide to leave the contract before the 12 month period, the landlord will be charged £50 for the gas safety inspection.
CLIENT MONEY PROTECTION SCHEME:
Fernwood Property Management have Client Money Protection. We are a member of The UKALA which is CMP Certified. We have a designated Client Money Bank Account to protect our clients. Please contact us if you wish to discuss this further.
INTRODUCTION OF THE TENANCY RENEWAL ADMIN FEE:
Please note that as from 16th July 2018 we have had to introduce a small “Tenancy Renewal Administration Fee” of £20 per person (under 18 year olds are free of charge). This is to help cover costs of drawing up new tenancy agreements, administration costs and travel costs of meeting the tenants at the property for tenancy signings. This Tenancy Renewal Fee has been introduced across the company to all properties managed by Fernwood. If you have any questions or wish to discuss this please contact us.
